The need for the Ashford Park Masterplan arose with a realization that the US Baby Boom generation will now be moving to empty nester housing. The development is designed to entice this demographic by leveraging the presence of the mall to provide recreational shopping. The masterplan is a New Urbanist, pedestrian oriented, mixed-use development of residential, lifestyle-center retail, hospitality and office, targeting empty-nesters who are active, young at heart and possess the means necessary to relocate there. The residential uses include high and median income single family homes, patio homes, mid-rise and high-rise condos, as well as mid-rise and high-rise apartments with an Assisted Living Care Facility. A convention center and hotel is also planned within the mix of uses planned for the property.

The development incorporates augmented, existing water features as amenities and exploits available panoramic vistas of Lake Erie while utilizing alternative energy sources to offset a portion of the energy consumption on-site. The site plan leverages the historic Sandusky, locally quarried stone to create streetscapes and natural settings designed with an Irish country character, expressing an "Old World Charm". The masterplan extends neighboring Pelton Park into and through the property, meandering on either side of the development's water features.

Ashford Park strategically engages and enlivens the existing Sandusky Mall insuring its long term economic viability into the future.
