In an effort to strategically position the Polaris development in the highly competitive Columbus office market, N. P. Limited Partnership aligned with TRIAD to enhance the Polaris environmental brand and ultimately apply the enhanced brand to the 60 acre Polaris Freeway Office Park - its next phase of development. TRIAD leveraged the Polaris brand equity accumulated over years of successful retail/restaurant development to create a lively pedestrian oriented atmosphere of extended stay, "Live, Work and Play". This was accomplished through the identification of Euro-Plaza nodes, themed to reflect diverse user groups, linked via integrated pathways such as a pedestrian urban, greenway and intra-modal public transportation system. A program of phased structured parking was implemented to free-up developable land allowing for increased density levels and thus the creation of the desired Naturally Urban brand atmosphere. The Polaris development now becomes the target destination site for national developers of conference hotel, corporate office, and retail/restaurant targeting the Central Ohio region.
