With a rapid growth from only a handful of staff to almost 30 design professionals within only 5 years, TRIAD Architects faced similar problems experienced by other growing firms: running out of space to expand as well as increasing demand for a quality workspace to maintain and improve productivity. TRIAD also sought to capture an appropriate image reflective of its new stature in the competitive Columbus, Ohio design service market. In order to accomplish this, an internal conceptual planning project was initiated to design a custom-built office building for TRIAD.

A thorough analysis concluded that it would be financially feasible to build a 2-story, 20,000 square feet office facility where TRIAD would occupy half of the building while renting the balance to other tenants. A site was selected in Blacklick, just east of Columbus, Ohio, for its proximity to the city and its beautiful surrounding rural landscape. The 3.5 acre site also allows a possible addition of 20,000 square feet of office space in the future.

Because of the tight construction budget, the design uses an economical pre-engineered building system to create a large span industrial structure that is open and column-free. The interior becomes highly flexible to accommodate a variety of workspace configurations. The design also features a double-height lobby and a monumental staircase on the south end of the building complete with curtain wall to bring a genorous amount of natural light. A multi-purpose space is created in the middle of the office that is part of the company's reference library which can also be used as an informal meeting space. Immediately outside the multi-purpose space is a large balcony with a spectacular view of the surrounding landscape and a stair that leads directly down to a wooden deck at the back of the building for informal gatherings.
