SCHEMATIC DESIGN

When the district approves the Program of Requirements, the schematic design options will be prepared. The complete exploration of all options with estimated cost and value engineering, early on is essential for a successful project. Projects stay on schedule when everyone is confident that the best design has been determined. During this phase, cost targets are established for each prime package of the project. These are the targets that the estimates will be compared against to ensure that the total project is always within budget goals.

DESIGN DEVELOPMENT DOCUMENTS

As the schematic phase nears completion, the design development phase will begin internally. Exploration of material, equipment, etc. will be presented with cost ramifications to the client for discussion. Operating cost and operational cost (value engineering) are essential to the client. By knowing cost through every phase of the project, the client is assured of the incorporation of items that best meet their needs. By the end of the design development phase, all major decisions will have been made with confidence.

CONSTRUCTION DOCUMENTS

The final phase, Construction Documents proceeds internally. In addition to proprietary systems of quality control, we also utilize Redi-Check, the nationally recognized process for project coordination. Our process enhances this system by checking for inclusion of items discussed during the design process and for in-depth coordination with the specifications and "Front-End" requirements. Each of these procedures is documented internally, and copies of the procedures are available to our clients.
